According to MLS Rules & Procedures Section 306.3: Improper Use of Data Fields, each data field in the MLS must contain only information relevant to that specific field.
No field, photo, attachment, or supplement file on a listing may include:
- An offer of compensation from the seller or listing broker to cooperating brokers, or
- An offer of a seller concession that is limited to or conditioned upon the retention of, or payment to, any other brokerage.
Including such information in any part of a listing is a direct violation of MLS policy.
This violation will result in an immediate fine and the removal of the entire field containing non-compliant information from the listing.
Steps to Correct This Violation:
- Review all listing fields, photos, attachments, and supplements.
- MLS Staff removes any references to compensation, commissions, or seller concessions tied to other brokerages.
- Ensure all listing content is compliant before resubmitting.
