The following codes are used to indicate specific modifications and exclusions that exist in the listing of properties in the MLS. These options are available in Matrix and Stratus Listing Managers and will display on Agent versions of displays and reports.
*Historical values M1, M3, M4, M5, M7, M7a, M7b were sunset on August 8, 2024 as a result of the NAR Settlement.

| M2 | Agent Exclusions | The seller refuses to permit cooperation with one or more named firms or individual agents, as named in the listing agreement or any relevant addendum. Listing agent is required to provide MLS with a copy of the written instruction from the seller. |
| M6 | Disclosure of Ownership Interest | Listing agent or office owns the property, or has an ownership interest, or is representing another real estate licensee or a relative. |
| M8 | Short Sale | Indicates the property is being listed for less than is owed on the mortgage and may require bank approval. |
| None | None | There are no agent exclusions. There is no ownership interest. The listing is not a short sale. |
