Withdrawn means that a listing has been withdrawn (or is no longer Active), but it has a future Obligation Date. The Obligation Date must be on or before the Listing Expiration Date. The Expiration Date may first be extended in order to enter an Obligation Date that is later than the original Expiration Date. Once a Listing is set to the status Withdrawn, the listing status automatically shall be changed by the MLS to Expired status once the Obligation Date passes. This is not an Active status. (103.8)
Canceled means that a listing has been canceled with no future Obligation Date. This is the same as an unconditional release. This is not an Active status. (103.2)
Cancellations of contracts shall be reported by the Cooperating Participant to the Listing Participant immediately. The Listing Participant shall enter the cancellation into the database within twenty-four (24) hours. (NAR MANDATE 2.7). (311.4)
To submit a Status Change in Stratus:
- Click on Listings and select Add/ Edit
- Click on the Edit Listing tab, and enter the ML# in the field provided
- Select Status/Price Change and click Continue.
- Select the desired option from the New Status dropdown. Note: Additional field requirements may be present based on the status selected. These are indicated with an asterisk (*)
