Comparative Market Analysis Reports offer insight into current market conditions and can be helpful in determining the right offering price for buyer's agents and setting an appropriate listing price for listing agents.
The Quick CMA report in Matrix is a fast and easy way to pull useful statistics on a group of listings for immediate use.
1. To Start a Quick CMA, begin with a Search from your Dashboard.
Note: Listing results from any search criteria can be used for a Quick CMA (from the Search button on the Dashboard or a previous Saved Search, etc):
2. Enter the criteria for your CMA. Then click Results located at the bottom of the screen:
3. Once you’ve completed your search and are viewing the Results page, select the properties you want to use for your CMA. Then select the Quick CMA button in the Actions bar located at the bottom of the screen:
The generated Quick CMA report is broken down into sections based on property type and status (Pending, Sold, Available, etc.) Each section includes statistics based on the listings within it, showing average and median total bedrooms, bathrooms, year built, square feet, $/sqft, acreage, Original List Price, Current List Price, Sold price, DOM, etc:
At the bottom of the report, there is a section that provides statistics based on all the selected listings, including all property types and status:
A Quick CMA can also be generated via the Print menu. Once you’ve selected the desired listings from your search, click on the Print button in the Actions bar located at the bottom of the screen. On the print page, scroll down and you will find the Quick CMA option.
At the bottom of the screen, you will have the option to Print to PDF as well as Email PDF:
