What are the options for sellers and their brokers for listing exposure?
Within OneKey, sellers and their brokers have multiple options depending on the seller's goals, including:
- Full public marketing to maximize exposure
- Coming Soon status to prepare for market entry with controlled visibility
- MLS-Only configurations, where the listing is shared with the MLS but not broadly displayed
- Private or office exclusive listings, limiting exposure to a defined audience.
What is NAR's Multiple Listing Options for Sellers?
NAR's Multiple Listing Options for Sellers policy announced in March of 2025 introduced a new status of exempt listing: delayed marketing in addition to the existing office exclusive exempt listing. Definitions for these are below:
Office Exclusive - An exempt listing where the seller has directed that their property not be disseminated through the MLS and not be publicly marketed. The listing is visible only to members of the listing brokerage. It does not disseminate to other sites.
Delayed Marketing - An exempt listing where the seller has directed that their property not be disseminated through IDX and other syndication for a period of time.
Why was the Multiple Listing Options for Sellers policy created by NAR?
The policy was created after examination of CCP by NAR across the industry. It's designed to promote transparency and individual choice while promoting a fair and equitable marketplace.
How has OneKey MLS addressed Multiple Listing Options for Sellers?
- Created a field called Listing Exposure with prominent placement at the top of the Listing Form.
- Consolidated former fields Private Y/N and Publish to Internet Y/N fields into Listing Exposure

Listing Exposure field options:
- Publish to Internet (corresponds to former Publish to Internet Yes): Listings feeds to IDX and 3rd parties, depending on brokerage settings.
- Private (corresponds to former Private Listing Yes): Listings visible only within the firm. Not included in IDX or 3rd party data feeds. *Please note: seller signed disclosure forms are required for this option.
- MLS Only (corresponds to former Publish to Internet No): Listings visible only to OneKey MLS subscribers. Not shared to IDX or 3rd parties. *Please note: seller signed disclosure forms are required for this option.
- On Market Date will be updated to the date the listing is exposed to the public (Publish to Internet), not Private or MLS Only.
- Changes made while a listing is Private or MLS Only will not be transmitted in data feeds for display.
When was Multiple Listing Options for Sellers announced and when did it go into effect for OneKey MLS Participants and Subscribers?
The Multiple Listing Options for Sellers policy was announced by NAR on March 25, 2025, the requirement of MLSs to implement the policy was lifted shortly thereafter. September 29, 2025, OneKey MLS announced their implementation plan which launched the enhancements to the system January 21, 2026.
How do I know my listing is marked as MLS Only in Matrix?
When a listing is posted as MLS Only, you will see the following in Matrix:
On the single line display, you will see an M icon to the left of the MLS number.
On the full report of the listing, you will see an MLS Only indicator on the top right of the screen.
Is there a disclosure form required for Private and MLS Only listings?
Yes, a seller's opt-out form is required and must be attached to the listing before indicating MLS Only. This supplement type called Seller Opt Out (Private) will be used when uploading the form. This form is available in Transact, TransactionDesk, and SkySlope Forms and the OneKey MLS Document Library.
The Participant shall retain such forms for at least one (1) year from the date signed, or one (1) year from the date the listing goes off the market--whichever is greater.
Seller Opt-Out form must be submitted to the MLS within 48 hours of MLS request.
How do I opt-in or out of syndication?
Within Matrix ADD/EDIT you may utilize the Listing Exposure field to indicate how your listing will be syndicated based on your client's instructions. You may choose from the options:
Publish to Internet will ensure your listing will be visible to all MLS Participants and Subscribers within the MLS, will syndicate to IDX, VOW, third-party portals, or any other public-facing websites as selected by your firm's Participant in Listing Distribution. Listing will be visible in consumer tools (e.g. MLS-Touch, OneHome) and may be found via search.
Private (Office Exclusive) will ensure that your listing will only be visible with the MLS system to agents within the same firm and will not syndicate.
MLS Only will ensure that your listing will only be visible within the MLS system to other MLS Participants and Subscribers and will not syndicate to IDX, VOW, third-party portals, or any public-facing websites. Will not be displayed on the listing brokerage's website, unless behind authentication. Listing will not be visible in consumer tools (e.g. MLS-Touch, OneHome) unless sent directly by their agent. Consumers can not search for MLS Only listings directly.
How am I allowed to market my listing while it is MLS Only?
You may market your listing via:
- In-person showings to prospective buyers
- Yard signs and print marketing
- Direct mail or private prospecting
You may NOT market your listing via any internet-based public marketing, including brokerage/agent websites, social media, or third-party portals.
Public internet marketing of an MLS Only listing by any Participant or Subscriber -- whether that listing is their own or another agent's listing --is a violation of OneKey MLS Rules and Policies.
Do MLS Only listings comply with NAR's Clear Cooperation?
Yes, because MLS Only listings are entered into the MLS and visible to Participants and Subscribers, they meet the cooperation requirement. MLS Only listings are not considered publicly marketed unless transitioned to Publish to Internet.
Will I be able to convert an MLS Only or Private listing to Publish to Internet?
Yes, you may change MLS Only or Private listings to Publish to Internet. Keep in mind that public change fields will be hidden: Fields related to public changes: previous price, original price, major change type, etc. that a listing went through while MLS Only or Private will not appear on the listing display.
Will I be able to convert a Private (office exclusive exempt) to an MLS Only listing?
Yes, the seller can instruct the agent to change their marketing strategy and convert a Private listing to an MLS Only listing or Publish to Internet listing. Signed written certification of that decision will be required for that change.
Will I be able to convert a MLS Only listing to Private?
No, MLS Only and Private can only be selected while a listing is incomplete. Listings cannot change from MLS Only to Private.
Will I be able to convert a Publish to Internet listing to MLS Only or Private?
No, listings cannot change from Publish to Internet to MLS Only or Private.
Will my Private or MLS Only listings have an indicator?
Yes, similar to how Private listings were previously displayed, they will continue to display a P on single line Matrix report. MLS Only listing will display a M. On 360 reports there will be an indicator at the top of the page that spells out the option.
How were listings entered previous to January 21, 2026 mapped to the new field and options?
If a listing had Publish to Internet = Y, they were mapped to Publish to Internet
If a listing had Publish to Internet = N, they were mapped to MLS Only
If a listing had Publish to Internet = N, Private Listing = Y, they were mapped to Private.
If a listing had Publish to Internet = Y, Private Listing = Y, they were mapped to Private.
